Estate agent pictures sleeping tenant in house for sale

A tenant was photographed sleeping by an estate agent marketing a five-bedroom terrace in Whitley Bay for sale.

An image uploaded to Rightmove revealed the man asleep, as part of the uploaded property, listed at an asking price of £328,000.

The current owner has let out the property and when the estate agent arranging the sale arrived at the property, one resident remained in their bed while the photographs were taken.

Now the tenant has been ridiculed on Reddit after users spotted him sleeping during the visit by the estate agent.

According to the listing: ‘Bettermove are proud to present this five bedroom terraced house in Whitley Bay available with no forward chain.

‘The property benefits from double glazing, gas central heating throughout and has ample on street parking nearby. The council tax band is B.

‘The property is tenanted and rental yields can be obtained through Bettermove. This can also be sold vacant on possession.’

On Reddit, users had differing opinions on the delimna facing the sleeping man.

One said: ‘Poor guy, probably does a night shift.’

Another responded: ‘Considering the state of the room he must be doing double shifts.’

A third person said: ‘He don’t look too happy.’

While two more commentators joked, ‘he comes free with the place’ and ‘savage lol’.

It’s funny I suppose but why would the agent even do this ?

Agreed, it’s a very poor marketing photo, but if the tenant won’t co-operate, what can the agent do? They could and should talk to their client about it but, again, if the tenant won’t play ball, the agent is a bit stuck – poor photo or no photo?

No photo for that room. Floorplan with measurements will be enough.

… and if the rest of the property was in a similar state of disarray?

After all, a viewer is going to find out what the property is like when the get inside.

I am not saying this presentation is OK and that agents shouldn’t make an effort to get the best presentation possible, simply that there are some occasions when poor is about as good as it gets.

I have been involved with the sale of a lot of properties in possession. Generally, the lender and asset manager will go to considerable lengths to present the property in as good a light as possible but there are some occasions when it just isn’t possible.

No professional agent would publish someone’s photo like this.

This was done for one reason only, publicity.
