The Top 200 UK Estate Agent Countdown for Sales Agreed (SSTC) in 2024, based on the raw data from TwentyEA and crunched by me, offers a comprehensive overview of estate agents’ performance across the UK.
This ranking reflects the total sales agreed (units) between the 1st of January and the 30th of November in both 2024 and 2019, providing a comparative analysis of performance over the last five years.
In the list below, each agency’s brand position in 2024 is shown alongside their position in 2019, offering insight into their performance trajectory.
Selling the most houses doesn’t necessarily make you the best estate agent—true excellence lies in the quality of service, client satisfaction, and delivering great results, not just sheer volume. However, knowing that estate agents love a good ranking, I thought I’d crunch the numbers for some festive fun in the run-up to Christmas!

Hi Chris, with the figures you publish presumably you measure actual sales agreed that then disappear from Rightmove (indicating that most will have completed) rather than simply gross sales agreed regardless of whether they fall through and reappear on the market for sale? Even this would be a more valuable set of stats than the above – especially if it included actual numbers (and therefore number per branch (or agent in terms of SE models)

I’ve looked at Rush Witts & Wilson’s numbers, they are significantly better that the national number one in all areas they cover.

If this information is accurate – debatable given some of the nonsense that has emanated from this company previously – then there are some very commendable performance and some utterly dire looking efforts too. Surely a more accurate (and interesting) portrayal however would be average numbers per branch/profit centre (even Rightmove account). Obviously there’s only one statistic that really matters/impresses in agent circles and that’s profitability but unfortunately we won’t be seeing that – neither even accurate GCI numbers. In any event, given the lamentable cancellation rates of certain agents, I’m fairly certain that this doesn’t reflect actual completion numbers; possibly far from it. In terms of click bait I confidently anticipate that quite a few agents will ‘rise’ to this article since this subject normally sparks a fair bit of comment – me included obviously – even if there’s nothing of real substance here to see.

Mike, thank you for taking the time to share your thoughts. I’ve always appreciated your straight talking approach so I’ll do my best to address your points.
With regard to the accuracy of the day you’re upset, you’re right there’s no such thing as perfect data that said this data from TwentyEA has been crossed reference by myself and well regarded figures in the industry on a weekly basis on my stats show for the last 23 months. Well no status is infallible. It’s consistently a very reliable source and compared to alternatives.
Secondly, completions versus Sales agreed and branch level performance. Again you’ve hit the nail on the head and this reflects just sales agreed not completions. I am seriously considering the countdown based on completed sales of the New Year and I hope you find that more useful?
With regards to branch performance again, I would need to physically go to all the 14,500 estate agents forms websites and ascertain how many branches they have which is something simply don’t have the time to do (although I might do the Top 200)
Again profitability is a better judge of the success of estate agents, but no one publishes information.
You ask about the value of the analysis, and as I said in the original post, it has been done for a little bit of fun. You know how estate agents love to measure things and they really love their pie charts ….. so one could say is this the ultimate pie chart possibly??

Your influence brings reliability to figures that personally I would otherwise have dismissed. I can’t forget that this is the company that takes payment to massage figures to create headlines – such as PB are successful when anyone ITK knows that’s laughable. Like most others I would be much more interested in the net figures given that cancellation rates are so ridiculously high within certain companies – as is the bizarre way they book sales agreed in the first instance – but surely the average sales per office (or Rightmove account) is pretty easy to measure. For me it’s a far more interesting stat, especially once you’ve made the net sales differentiation. I’d also be interested in knowing the average per published self employed agent – I’m expecting that to be especially illuminating! Maybe even the company as opposed to brand stats as well. For example, I have an impression that the highly respected NEAG will feature particularly prominently in that. Other than that thank you for continuing to provide this fascinating insight but I would once again stress that it’s all about net sales rather than gross!

Whichever way you look at it, it really shows that self-employed agency is definitely here to stay. Personally I am delighted to be part of the massive success story that is eXp but there are whole raft of others climbing the list with Fine & Country, TAUK and even surprisingly (to me) Keller Williams showing impressive results. Talk about changing the landscape.

Some pretty impressive performances in there.
Typically, the bigger the company/brand, the higher on the list they are. Would be interested to see the average performance per office (or individual for the likes of Exp) as a comparison.
Interesting to see, but like a few others mentioned, I’m sure the completed sales might tell a different story.

Sorry I can’t let this go unchallenged. Cherry-picking national statistics to promote an agency as “number one” is not just misleading—it’s a betrayal of the facts and the hard work of #local agents. When commentators aggregate data without understanding regional contexts and the press allow the claim to go unchallenged, they create claims that fall apart under scrutiny.
Take North Devon as an example. Purplebricks ranks 56th regionally, just behind Woolliams Property Services, which comes in at 55th with 8 sales agreed compared to 5 for Purplebricks. Meanwhile, Webbers offices in North Devon have 233 sales agreed, Ewemove has 84, and EXP has 26.
To claim that a national aggregation of sales-agreed listings is any sort of valid comparison for a league table is laughable. The facts ride a coach and horses through the claims being made. Such a methodology doesn’t reflect reality—it manipulates it to fit a marketing narrative.
This is marketing spin at its worst, misleading clients while undermining the #local agents delivering real results. If rankings are to have any meaning, they must be based on genuine local performance, not cobbled-together national data that has no relevance to the people on the ground.
The industry deserves better. We owe it to our clients and ourselves to hold these claims to account and demand transparency and accuracy in the metrics being used.

Robert, thank you for your reply. I appreciate your passion for local agency success, but I must respectfully challenge some of your assertions.
Firstly, the purpose of this ranking is to provide a national snapshot of sales-agreed performance (no more, no less) a metric that undeniably offers value for understanding BROAD industry trends. It’s not designed to claim superiority for any single agency or to diminish the vital role of local expertise. Suggesting otherwise imho misrepresents the intent behind the data.
Your example of North Devon is, frankly, a red herring. The fact that Purplebricks in a particular town or small area ranks 56th regionally while others outperform them locally does not invalidate the methodology—it highlights exactly what the data shows: a national aggregation of performance. That’s what this ranking is about, and it’s transparent in its scope. Misinterpreting it as something else doesn’t “ride a coach and horses through the claims”—it just misses the point entirely.
I also take issue with your assertion that this is “marketing spin.” This ranking is based on raw, independently verified data from TwentyEA, a widely respected data provider. There’s no manipulation here nor am I trying to say one agency is better than another … just some numbers that reflect sales-agreed activity across the UK. If anything, it’s far more transparent than the self-proclaimed accolades some agencies rely on.
That said, I agree with one of your underlying points: local context matters. I’ve always been a vocal advocate for the incredible work done by local agents (why do think I do those weekly 60+ min stats shows which half of that time is on a town). If you’d like to contribute constructively to those discussions,I’d be happy to include your input.
But let’s not confuse the issue. A national ranking, by its very nature, aggregates data across many towns and cities—it’s not a replacement for local metrics, nor is it pretending to be.

Chris, with respect, the regional analysis I’ve presented is not a red herring. North Devon, which spans over 1,200 square miles, includes nearly 200 agents and 4,500 listings. Despite this, your promoted #1 agency has fewer listings in the region than one of the smallest agencies in a single town within North Devon. This is not something you can dismiss as a red herring.
When we expand to a larger region like the Black Country, with over 300 agents and 12,000 listings, Purplebricks ranks 26th while Yopa is 4th. The reality is that cherry-picking a single metric to elevate one firm over others oversimplifies the situation and overlooks how estate agency actually operates on the ground.
This approach not only misrepresents the market but also makes it harder for your #local mayors to secure instructions. I just looked up one agency in particular, led by someone who has poured 40 years of passion into their business. It will be deeply upsetting and personally disappointing for them to see Purplebricks being promoted in a way that undermines their hard-earned local reputation. They will likely feel betrayed that a national firm is being championed above an agency that has been a cornerstone of their #local community for 4 decades.

I also spend 30 minutes of my one-hour weekly statistics show focusing on local towns and their property markets, which underscores my commitment to shining a spotlight on local estate agents and their achievements. The intention might not be to frustrate everyone who isn’t #1 or whose agency hasn’t been treated fairly, but that’s exactly what this report will do.
By fronting this report and having Eye publish it, you’ve effectively handed ammunition to one marketing department, allowing them to inflate their achievements above those of agencies that are so clearly outcompeting them on every level.
If you truly care about promoting a level playing field, consider producing a group-level report where all brands within a group are counted together. Then, go further by finding a way to represent smaller agents and independent groups who will never feature prominently in a report like this but who are vital to the industry and their local communities.
